At the Design Review Board Meeting today at the City of
Scottsdale, the Preliminary Documents of our Second Story Addition were
approved! This is a great
moment as we are now able to proceed at full speed with the Construction
Documents, which have already been started.
The goal that we have agreed to with our Architect Dan Bedrin is that we
are targeting to submit our Construction Documents to the City in 2 to 3 weeks. They should take about 2 weeks to turn
around after the City receives the documents.
We are also now in the process of meeting with three (3)
bidders and will provide them with the construction documents at the same time
as we provide them to the city. Upon
City approval (hopefully 4 to 6 weeks from this date of July 10) we will be in
a position to award the Contract to the preferred bidder.
It is anticipated that there will be a three to four month
period of preparation and product ordering by the contractor before
Construction can begin. We will provide
a more definitive timeline of that as soon as we are able.

At this time, all of our preliminary documents have been submitted to the City of Scottsdale for review. They came back to us with a request for additional information on the Engineering drawings and that has now been provided also. The documents will go to the Planning Board for review on July 10th. It is our hope that we will be approved at that time and can begin to move ahead with the project.
Simultaneously with the submittal, our Architect Dan Bedrin has already began the Construction Documents in order to pick up some of the lost time. Once we have the city approval, we will see competitive bids. Probably the best case scenario for construction start would be 4 to 6 months after bids are received. We will provide you with ongoing periodic updates.
